Leasor:

Agrees to build framework for the auction site including scripting. Any other custom modifications may be added for an additional one time fee. The Leasor is not responsible for the contents in whole of said Auction site. The Leasor is also not responsible for the daily running of the site, update of categories, or sales of any kind. All customizations requested to the basic design of the city directory website will be considered a Custom Build and additional fees may apply.  Leasor will, after consultation with Leasee, acquire the domain name agreed upon and maintain it for the full duration of the lease. The Leasor will also pay the monthly hosting fee for said site for the full duration of the lease. Leasor will provide customary technical support via email, including some training on how to administer the site. Support is limited to items pertaining to the Auction only, and do not include problems with leasee's hardware. Leasor has the right to refuse any applicant. Leasor has the right to terminate the lease if monthly payment is not made by at least 30 days after the due date. Leasor also has the right to cancel lease if Leasee, at any time, breaks the terms of the lease. In such case CountyAuction.net is at anytime aquired by another party, the lease will remain in effect. In the unlikely event that CountyAuction.net ceases operation, all files will be released to leasee with no future consideration to CountyAuction.net. The lease will automatically renew after the first six months at the original price. The lease may adjust after the second year, but never by more than ten dollars ($10) per month in any one given year.
